Deposits: Required to confirm your reservation and equal to the first night's room and tax per room booked (50% of the total due for stays longer than 5 nights), or the complete package price, whichever is applicable. Charged to your credit card at the time you make your reservation. We accept Visa, Mastercard, Amex and Discover.
Cancellations: Please let us know as soon as possible if you have to cancel your reservation. Deposits are often refundable based on how far in advance we receive the cancellation.

  • More than 14 days from arrival (30 days, Fryeburg Fair and foliage season): deposit less $25 cancellation charge
  • 14 days (30 days) to 5 days from arrival: deposit less $25, only if we’re able to resell your reservation in its entirety (all rooms, all nights)
  • Less than 5 days from arrival, including early departures: non-refundable regardless of reason. In addition, guests remain responsible for the balance of the total reservation costs for the entire scheduled stay.

Reservations booked with special rates or as part of a package are also non-refundable if cancelled. We realize that cancellations are often beyond your personal control. For this reason we recommend purchasing travel insurance for peace of mind. We will be happy to supply your travel insurance company with any needed documentation regarding our policy and about your reservation.
Check-in: 4pm - 9pm. If you will be arriving later, you must call us to make arrangements for a late check-in. We regret we cannot generally offer early check-ins.
Check-out: 11am.
Children: Well-behaved older children who can conduct themselves appropriately in an adult environment are very welcome. Regretfully, the inn is unsuitable for toddlers and young babies.
Pets: Sorry but we can't take pets. Pebbles and Emmy, our resident cats are happy to recommend a local boarding kennel to visiting furry friends.
Smoking: The inn is strictly a non-smoking property. Smokers who render a room unacceptable for incoming guests must compensate the inn for lost revenue. Therefore any violation of this policy will result in cleaning fees equal to a minimum of two night's stay plus actual charges incurred to return the room to its prior condition. Smoking is permitted only on the outside deck area where ashtrays are provided on request.
Winter Weather: Roads leading directly to the inn are almost always accessible and passable during and immediately after winter storms due to the efforts of Maine and New Hampshire DOT. Weather cancellations are credited with a gift certificate valid for 6 months, and will only be accepted if the airports you are traveling through are closed, or if state police along the driving route are recommending that people stay off the roads. Otherwise, we expect you to honor your reservation.

Information for Families
We've had some wonderful young guests come to stay with us and we welcome older children who are able to behave appropriately in an adult environment. We are not toddler-proof however, nor do we have any facilities for babies and small children under the age of 5. When considering whether to bring your family here, please bear in mind that many guests visit us because of our quiet ambience and to get away from disturbances. In consideration for them, your child(ren) should be supervised at all times. The Snow Baby and Inuit rooms booked together provide great accommodation for families of up to 6 guests (add $25 per person over two per room) and The Jo is available with two twin beds on request. Regretfully, due to licensing regulations, we are only able to provide extra beds in some of our rooms, so please plan well ahead especially for reservations during the summer and fall seasons and for Polar Express dates.
