Things you should know before you book
• Deposits: Required to confirm your reservation and charged to your credit card at the time you book. Usually equal to the first night's room and tax per room booked (or 50% of the total due for stays longer than 3 nights), or the complete package price, whichever is applicable.
• Cancellations: Accepted with full refund of your deposit, less a $25 cancellation charge, up to 14 days prior to arrival (30 days for reservations for Camp Visiting weekends, Fryeburg Fair and Foliage season). Cancellations received after this time will have the deposit refunded, only if we are able to re-rent the room(s) for all nights you've cancelled. Last minute cancellations made within 5 days of arrival are non-refundable regardless of reason. In addition, guests are responsible for the full amount of the scheduled stay. Late check-ins and early check-outs are treated as cancellations.
** Please note that as cancellations often affect our business significantly, there are no exceptions to our cancellation policies. We do understand that circumstances are often beyond your personal control, so we strongly advise purchasing Travel Insurance for financial peace of mind. **
• Check-in is from 4pm - 9pm. If you’re going to arrive later than this, you'll need to call us to find out how to pick up your keys. Early check-ins are sometimes possible by prior arrangement. Check-out is by 11am.
• Children: Well-behaved older children who can conduct themselves appropriately in an adult environment are very welcome. Regretfully, the inn is unsuitable for toddlers and babies.
• Breakfast: Served weekends, holidays and Fair week between 8am and 9:30am (9am on weekdays). We offer a two course set meal which changes daily. We're happy to accommodate all sorts of food allergies or other dietary issues; please let us know about them when you make your reservation.
• Pets: Sorry but we can't take pets. Pebbles and Emmy, our resident cats (who aren't allowed in guest rooms) are happy to recommend a local boarding kennel to visiting furry friends.
• Smoking: We are a strictly smoke-free property. Guests who smoke are invited to do so outside, well away from the building (yes, even in winter!) Any violation of this policy will result in an immediate request to leave, together with a cleaning fee equal to a minimum of two night's stay plus actual charges incurred to return the effected room(s) to its prior smoke-free condition.
Information for Families
We've had some wonderful young guests come to stay with us and we welcome older children who are able to behave appropriately in an adult environment. We are not toddler-proof however, nor do we have any facilities for babies and small children under the age of 5. When considering whether to bring your family here, please bear in mind that many guests visit us because of our quiet ambience and to get away from disturbances. In consideration for them, your child(ren) should be supervised at all times. The Snow Baby and Inuit rooms booked together provide great accommodation for families of up to 6 guests (add $25 per person over two per room) and the Jo is available with two twin beds on request. Regretfully, due to licensing regulations, we are only able to provide extra cots in some of our rooms, so please plan well ahead especially for reservations during the summer and fall seasons.
